Residential Transaction

We realize that a home can be the single largest and most important transaction in a client’s life. As a result, we strive to make this process as effortless and seamless as possible at a reasonable cost. We strive to provide our clients with the relevant costs up-front to enable them to factor in all the costs involved in purchasing/selling a residential property. The following is a brief and simple task-list and price-list pertaining to each real estate transaction:

Purchase:

  • Provide us with a copy of agreement of purchase and sale

  • Provide us with details of the arranged mortgage/mortgage broker

  • Meeting and providing details pertaining to every individual to be included on title

    • *In case the property is being purchase in-trust for an individual, we can arrange for a proper trust agreement prior to the transaction

Sale

  • Provide us with a copy of the agreement of purchase and sale

  • Property tax statements and your proof of payment

  • Statements pertaining to items such as hot-water tank rental

  • Proof of payment of Condo fees (if applicable)

Fees:

  • Purchase $1,599* for a purchase transaction without a mortgage to be registered on the property

    • + $99 for each institutional mortgage to be registered on the property (optional) / + $299 for each mortgage instructed from non-chartered banks

    • + Land Transfer Tax dependant on the location of the home and whether you are a first time home buyer (LTT calculator)

    • + variable fees including mortgage funding fees (usually below $99), Govt. Document Registration Fees ($83 in Toronto), Fees Charged By Govt. (usually below $59), Teranet Fees ($35 on average), Costs Of Condo Status Certificate ($100-300 on average) and some additional documents in special cases.

  • Sale $1,499* for a sale transaction involving no current mortgage on the property

    • + $99 for each mortgage to be discharged on the property

    • + $73 Law Society of Ontario transaction levy fee

    • + variable fees including Govt. Document Registration Fees, Fees Charged By Govt., Teranet Fees, and Lawyers Creditor's Letters.

  • Mortgage refinance transactions $1,399*

    • + $99 for each mortgage to be registered

    • + variable fees including mortgage funding fees, Govt. Document Registration Fees, Fees Charged By Govt., Teranet Fees and Lawyers Creditor's Letters.

      * All above fees are subject to HST.Real estate deals can be very complex both financially and logistically.
